Executed Date: This is the date that all parties fully signed the contract. All important dates as stated in the contract start the next day.
Option Period: ENDS This is the time the buyer may have inspections and may request repairs. If any repairs are requested, please make sure to send us the legible paid repair receipts as soon as you have them. Repairs should not be completed before the option period ends but at least a week or so before closing.
Buyer Finance Approval DUE: This is the date the buyer is due approval for the loan. We will be following up closely with the lender and will send out updates.
New Survey DUE: The title company will order a new Survey at the expense of the buyer per the contract. Please make sure the Surveyor has free access to the back yard, making sure all locks are unlocked and any pets are put away.

Existing Survey & T-47 DUE: We have received your existing survey and will need a document called the T-47 to go along with it before the due date listed. The T-47 declares if any structural changes have been made to the property since you acquired the survey. I have attached it for you to print. It will need to be filled out in the presence of a notary. The title company has a notary available for you if needed.
Homeowners Association Documents DUE: The title company may require upfront payment before ordering the documents on your behalf. We will know soon if they do and the Escrow Officer at the title company will contact you directly. Most of the time the fee is to be paid up front.
Buyer Contingency of Sale of Home DUE: The buyer has a contingency per the contract on the sale of their home. We will follow up along the way to see how it is going for the buyers closing.
Closing Date: If you are not able to attend closing in person at the title company please let us know now so that we can make proper arrangements for a remote closing ahead of time. If you are able to attend, your appointment is typically scheduled 3-5 days before closing. It takes about 30 minutes to complete so please plan ahead for time off work. If there is a specific time on the closing date that works best for you, please let us know now so that we can try to reserve it with the title company.
